Building? 4 Different Types of New Construction

There are so many benefits to building or buying a new construction home rather than buying an old property. Not only will you be the first to occupy the property, but you’ll also be able to have a builder’s warranty, smart-home features, energy-efficient appliances, and a contemporary design. Furthermore, you can personalize your new construction home however you want.

However, not all new builds are the same. There are several types of new construction that all have different advantages. Today, we’re going to discuss each one so you can determine which one is right for you!

1. Production Homes

Production homes are built in bulk. They are typically used in new home developments such as subdivisions that are often found in suburbs and rural areas. Also known as “cookie-cutter homes,” they are built from a selection of floor plans and materials in a short period of time. Because of this systematized approach, they are often more affordable for buyers.

Customization is also available, however, minimal. Home buyers are able to choose their lot, floor plan, and exterior design. Some builders also allow a bonus room, such as a guest room or office, to be added to the floor plan. Furthermore, they will also be able to choose the material and design of kitchen cabinets and countertops, carpeting, flooring, and other fixtures and finishes. However, there is often only a limited selection that you can choose from.

2. Fully-custom homes

Fully-custom homes are built one at a time. You can either buy a lot from a builder or build on a lot that you already own. For fully-custom homes, the buyer works directly with the builder to design, plan, and select all the details about their home’s construction, layout, and finish. Alternatively, the buyer can also hire an architect to create a custom floor plan to fit their individual specifications.

Fully-custom homes will definitely cost more than a production home, but you will be able to create a home that will truly embody your personality, style, and lifestyle and achieve your dream home.

3. Semi-custom homes

Semi-custom homes are the type of new construction home between production homes and fully-custom homes. You get to make more decisions than when you are buying a production home, but fewer than if it will be a fully-custom home. Some production home builders also offer semi-custom homes, sometimes in the same planned community as the production homes. But you’ll have the privilege of having more options and flexibility. If you are building a semi-custom home on land you already own, your builder will provide you with different home plans to choose from. Then you can ask for minor changes like lighting fixture styles, luxury flooring, high-end appliances, and energy-efficient heating and cooling systems.

Most buyers prefer this type of new construction as they are able to decide and get what they want without the hassle of hiring an architect, dealing with all the approvals, getting an engineer, and other tasks related to building a fully-custom home.

4. Spec homes

For spec homes, builders are the ones who choose the floor plan, finishes, and landscaping. They pre-build the house which makes it ready for move-in as soon as someone buys the house. They are often built on single lots in established communities, with the objective of attracting potential buyers whose preferences match the features of the spec home.

Although you don’t get to customize a spec home, its advantage is that you don’t need to go through the tedious process of construction but you’ll still be the first one to live in the house. It is perfect for home buyers who don’t want to wait months and need to move in as soon as possible.

Where do I actually start?

Start by building your profile. It takes about fifteen minutes and it’s the only setup you need to do.

Every tool uses the information in your profile, so completing it first will make everything you create feel more personal and useful.

Once that’s done, choose something you’re already working on this week. It could be a new listing, an upcoming appointment or a client you’ve been meaning to follow up with. Pick the department that handles it and let your AI team help you get it done.

Do I really have to build the profile?

Yes, and those fifteen minutes are worth it.

Your profile tells the tools about your business, your market, your clients and the way you communicate. The more they know about you, the better your results will be.

If something comes back sounding generic, your profile is usually the first place to check.

Can I change my profile later?

Absolutely. You can update it anytime.

If you change brokerages, start working in a new area or decide to focus on a different type of client, add that information to your profile. Your tools will use the updated details right away.

Using the tools

My output sounds generic. What am I doing wrong?

You probably haven’t done anything wrong. The tool may simply need more information about you.

Take another look at your profile and make sure the answers are detailed enough. Specific information about your neighbourhoods, ideal clients and communication style can make a big difference.

That’s how you go from ‘a lovely home in your area’ to something that sounds local, personal and much more like you.

Do I need to check what it gives me before I use it?

Yes. Always give it a quick read before publishing or sending anything, especially when the content includes numbers, property details or Fair Housing considerations.

Think of the tools as your first-draft team. They help you get the work started, then you give it the final approval.

Can I edit what comes back?

Of course. You can change any part of it.

Most people adjust a sentence or add a small personal detail before using it. That final touch is what makes the content feel completely natural to you.

Can I use these on a co-listed property or one of my brokerage’s listings?

Yes. Just check your brokerage’s marketing rules and make sure you have permission before anything is made public, as you would with any other marketing you create.

Content and templates

Will my content look like every other member’s?

It’s very unlikely. Most of your followers aren’t also following other PorchLyte members, and members are spread across different markets. Everyone also uses the calendar differently. Someone may post an idea today, while another member saves it for next week or skips it altogether.

The monthly calendar gives you a helpful starting point. Add your local details, your opinion, a personal story or one of your own photos and it quickly becomes yours.

How much do I need to post?

How do I cancel?

You can cancel directly inside your account in just a couple of clicks.

Your access will continue until the end of the period you’ve already paid for, and anything you downloaded is yours to keep.

Can I pause instead?

Yes. Email support@porchlyte.com and we’ll help you with that.

A pause can be a good option when life or business gets especially busy and you need a little breathing room.

Do new tools cost extra?

No. New tools added while you’re a member are included with your membership.

Can I share my login?

Each membership includes one login and one business profile.

If an assistant works inside your business, they can use the account to help you. A second agent will need their own membership because each account is personalized using one agent’s profile.

How do I update my card?

You can update your payment information under Billing in your account settings.
