While you might think that selling your property on your own is more affordable, there are still some expenses that you cannot avoid. These costs are inevitable and need to be taken into consideration when planning your budget.
Home preparation costs ($2,682~) – With or without an agent, you would need to prepare your home and make it presentable.
Buyer’s agent commission ($10,425~) – If you are selling FSBO, you wouldn’t need a listing agent so you will only be paying for the buyer’s agent commission.
Moving expenses ($1,987~) – This is something that is often overlooked by sellers. Aside from all the selling costs, you should include your moving-out expenses in your budget as its amount can be significant.
Concessions ($946~) – Regardless of whether or not you sell FSBO, negotiation will most likely occur. So it is important to make room for some concessions if you want to get a successful sale.
Closing costs ($9,069) – Depending on your agreement with the buyer and the state and local government rules, you may need the budget for closing costs.
