Getting Started

Customize Your Lead Magnet
1. Customize Your Lead Magnet
- Customize your lead magnet in Canva
- Download it as a PDF
2. Upload your Lead Magnet into Google Drive
- Open Google Drive
- Click on “New” in the top left corner → “New Folder” → name your folder “Lead Magnets” or something you will remember.
- Open “Lead Magnet Folder”.
- Click on “New in the top left corner → select “File upload” from the options.
- Click on “Browse” and choose the PDF file you want to insert.
3. Create a Link for Your Lead Magnet
- After the file has finished uploading, select the PDF from your Google Drive, open it, click on the blue ‘Share’ button on the top right.
- Change the access from ‘Restricted’ to ‘Anyone with the link’ as a viewer and then copy the link. .
Collecting Leads
4. Create Your Opt-In Form
- Go to Flodesk and click on ‘Form’ → Then click ‘New Form’.
- Choose ‘Full Page’.
- Choose ‘Full Page with Image’ → click ‘Customize it’.
- Choose Segment and name your segment (which is the name of your lead magnet). Click ‘Save’.
- Customize with your image and text.
- Then click ‘Thank You’ and choose your thank you message.
- Click ‘Share’ and then copy your link ONLY once you have finished the following steps!
* You will then be taken back to the main page with all your forms. Click ‘Full page with image’ and rename your form. Again, I suggest that you name it the same as your lead magnet or a name that you will remember.
5. Create Your Workflow
- Click the Flodesk logo on the left and then click ‘New Workflow’.
- Click ‘New Workflow’.
- Click ‘Deliver a Freebie’ → click ‘View Details’ → click ‘Customize It’.
- Click ‘Add Trigger’ → Begin this workflow when…choose ‘When someone subscribes through a form’ → Then below where it says Form, choose your form from the drop down menu.
- Click on the email below.
- Customize your email by copying the delivery email from ASH and pasting it into the email workflow in Flodesk.
- Go back to Google Drive and grab your lead magnet link and paste it into the download button and then click finish.
6. Add Your Delivery Email
- Click on the blue Email block that appears after the trigger.
- On the right-hand side, make sure your “From” email is set.
- Add your Subject Line.
- Add the Preview Text if you want (optional).
- Click Edit Email.
- Copy and paste the email #1 content from the lead gen campaign materials inside of A.S.H. → customize it with your local info and voice.
- Find or add a button at the bottom of your email and type into the box of the button “Download your guide here.”
- On the right side, click ‘link’ and paste in the Google Drive link to your lead magnet.
- Click Finish when done.
7. Add Your Follow Up Emails
- Hover below your first email, click the little + and choose → Time Delay. Set it to Wait 1 Day (you want to follow up while they’re still warm!).
- Hover again, click +, then choose Email.
- Click Create New Email → choose a Plain Text email template. Click Customize and paste in email #2 from the lead gen campaign inside of A.S.H.
- Add a subject line (you’ll find that in the lead gen campaign area too). Click Finish when done.
- Repeat that same process for the rest of the emails…
- Add a time delay → Add email → Customize it. I suggest 1–2 days between each email.
- Once it’s all in there and feels good, head to step 8.
8. Publish Your Workflow
- Click ‘Publish’ → click the black ‘Publish Now’. You are now live!
- Go back to forms in Flodesk and grab your link to share it everywhere and in all of your marketing materials.
Different Ways To Use Your Lead Magnet To Collect Leads For Free!
- Social Media – Post about your lead magnets on social media and talk about it in your videos. Utilize automation tools like Manychat.
- Link in Bio – Use Link in bio tools (like ones in Flodesk, Linktree, or Milkshake)
- Pinned post – Pin a post about your lead magnet on Instagram, Facebook, Twitter/X, or your LinkedIn profile.
- In DMs (when helpful) – If someone asks a related question in the comments or messages, respond with your freebie as a resource.
- Stories – Mention it in your IG Stories using the link sticker.
- FB Business Page – Use an image of your lead magnet as your cover photo on your FB business page.
- FB Groups – Share your freebie in your own group or offer helpful value in other real estate, small biz, or local groups and link your freebie when relevant (without being spammy).
- YouTube – If you’re creating any educational content, always drop the link in the description.
- Podcast – Mention it during your podcast.
- Website – Front and center on your website and on your about page.
- Pop-ups – Website pop‑ups or slide-ins. Whether it’s a popup, banner, or slide-in bar, having it integrated into your site design ensures you hit people while they’re browsing.
- Blog – Meniton it within your blog post to entice fresh leads to join your list.
- Email signature – Add your lead magnet link to your email signature.
- Newsletter – Use it to email your list & include the link for them to access it.
- QR Code – Include a QR code for all print material or signs & link it directly to your lead magnet.
- Pop-bys or mailers – Include links or QR codes to your lead magnets when you send pop-bys or mail outs.
- Giveaways – Use it as a giveaway when someone likes or shares your content or page.
- Local businesses – Partner with local businesses that serve your target audience & have them share it.
- FB Ads – Promote it using FB ads; well…that’s one non-free way 😉
